What is the PAC Process?

PAC Process (Paid As Consultant) is a collaborative approach that brings the builder into the project during the design phase, not just at tender. We believe this is the only way to build with confidence.

Rather than pricing a completed design at the end, we work alongside the designer and homeowner from early on, providing real-time cost guidance and buildability advice to help shape the project before it reaches construction.

This approach helps ensure the final design aligns with the client’s budget, expectations, and practical construction requirements, creating better outcomes for everyone involved.

How the PAC Process Works

Under the PAC model, Sharpe & Co is engaged early as a consultant. We work in partnership with the designer and homeowner during the design phase, providing ongoing input on cost, construction methods, and feasibility. We assist with due diligence and risk mitigation before documentation is finalised, and we help scope and refine selections prior to contract signing. We are contracted directly to the client under a Preliminary Agreement, separate from the building contract.

Importantly, the client may still seek alternative costing (via QS or tender) if desired, and the client is not obligated to use us for construction. This process simply ensures clarity, transparency, and confidence before construction begins.

This helps you avoid budget overruns and surprises at tender stage, while gaining full clarity on the contract sum before signing. All selections are finalised prior to construction commencing, and you build a trusted relationship with the builder from the very start.

The result: greater certainty, fewer surprises, and a smoother transition into construction.

For the Architect / Designer

For the Architect / Designer, you have access to real-time cost feedback during design development, reducing the risk of redesigns caused by budget misalignment. You gain collaborative input to test ideas against cost and buildability, along with support with site investigations and existing home inspections. Assistance with consultant coordination is provided where required, and streamlined communication and documentation is maintained throughout.

The result: stronger design outcomes that are achievable and aligned with budget.

For the Builder (Sharpe & Co)

For the Builder (Sharpe & Co), we gain a deep understanding of the design before construction begins, allowing for more accurate pricing based on our early involvement in the project. This gives us the ability to protect design intent throughout the construction phase while building stronger relationships with both the client and their designer. Early involvement also supports improved project pipeline planning and start date coordination, with reduced variations achieved through early scoping and selection finalisation.

The result: a builder who is informed, prepared, and fully aligned before work begins.
